Loan Criteria
Loans (both commercial and private loans) typically meet the following criteria.
Jurisdictions:
Select jurisdictions throughout the Americas, Bahamas (and most Caribbean nations)
Loan Term:
Loan term from 2 to 5 years.
Use of Proceeds:
Use of proceeds for business purposes only.
Loan to Value (LTV) Requirements:
LTV of up to 70% of the disposition value of the collateral, based on the estimated “quick sale value” of the collateral – usually based on 180-270 day marketing time-frame.
Rates:
Rates vary from 10% per annum, typically interest only, depending upon collateral and loan structure.
Fees:
Fees of 2 - 8% - dependant on equity participation (“kicker”)
Loan Size:
From $1 Million to $20+ Million in select jurisdictions.
Loan Collateral:
First and Second Mortgages on real estate and other fixed or liquid assets.
